Buying property in Portugal involves a number of important stages, from preparing the right documentation to completing the final deed. This overview gives you a clear picture of the process and how the different stages fit together.
The First Conversation
We’ll discuss what you’re looking for, your budget, preferred locations and timeframe. It’s an opportunity for me to understand your priorities and give you a realistic view of what comes next.
Your NIF
A Portuguese tax number (NIF) is required when buying property in Portugal. If you don’t already have one, I can help connect you with the appropriate professionals to arrange it and assist with any related fiscal requirements.
Banking & International Transfers
A Portuguese bank account isn’t required to buy property, but having one can make certain aspects of the purchase and ongoing ownership easier. If you’re financing your purchase with a Portuguese mortgage, you’ll typically need an account with the lending bank. For international transfers, I can also connect you with experienced professionals who can help you transfer funds to Portugal efficiently.
A Considered Shortlist
Based on your priorities, I’ll search for suitable properties and build a focused shortlist for you to consider. The aim is to identify properties that genuinely fit your requirements, rather than overwhelm you with options.
Legal Due Diligence
Once you’ve identified a property you’d like to pursue, the necessary legal checks can be carried out before you proceed. Our legal team can guide you through this part of the process, working alongside your own lawyer where appropriate.
Offer & Promissory Contract
Once you’ve found the right property, I’ll guide you through making an offer and negotiating the terms. Once agreed, the promissory contract (CPCV) can be prepared by the legal teams, setting out the terms of the purchase and the agreed deposit.
Taxes: IMT & Stamp Duty
Property transfer tax (IMT) and stamp duty (Imposto de Selo) fall due before the deed. I provide a clear estimate early so there are no surprises.
Completion & the Escritura
Before completion, the applicable purchase taxes will need to be settled, including IMT (Property Transfer Tax) and Stamp Duty. The amount of IMT varies depending on the property value, its intended use and the buyer’s circumstances. Your legal team can confirm the amounts due and ensure everything is in place before the final deed (Escritura) is signed and ownership transfers to you.
